About the Author
Jim Bainbridge is a graduate of Harvard Law School and has been an active member of the California Bar for more than 30 years. He is a licensed California real estate broker, and a past recipient of a National Science Foundation Fellowship for graduate studies in mathematics at UC Berkeley. He is the author numerous works that have been published in more than 50 journals in the USA, UK, Canada, Australia, Japan, and the Netherlands. Mr. Bainbridge is also a member of the Real Estate Educators Association (REEA) and has received recognition as a Certified Distance Education Instructor by IDECC, which is a function of the Association of Real Estate License Law Officials.

Analysis of Answers following practice exams was Inadequate.

Read chapter 2 of the Real Estate Reference Guide published by BRE. In Chapter 2, you will see how an effective answer explanation should look. It should explain why the correct answer is correct AND why the incorrect answers are incorrect so you understand how to avoid making easy mistakes. Below is an example of a typical exam question, taken from the Real Estate Reference Guide:
Under no circumstances may a broker:
(a) receive a commission from both buyer and seller
(b) appoint a subagent
(c) misrepresent material facts
(d) sell the principal’s property to a relative.
Analysis:
(a) is incorrect. A broker may receive a commission from both parties provided both buyer and seller have knowledge of the arrangement.
(b) is incorrect. A broker may get prior consent from the principal to appoint other brokers as subagents to cooperate in selling the property.
(c) is correct. A material misrepresentation is a violation of law.
(d) is incorrect. The broker may sell to any purchaser provided the principal has full knowledge.
Mr. Bainbridge's book is inadequate in it's analysis of the answers, as it only explains the correct answer--essentially repeating the question and filling in the correct answer. This is ineffective in testing true comprehension in the multiple choice exam context as true comprehension comes not only from identifying the correct answer but understanding why the incorrect answers are incorrect. There is a science to creating multi-choice questions, especially questions that replicate actual exam questions, and not everyone who publishes a book on such questions knows what he/she is doing.
I completed about 75 questions from Mr. Bainbridge's book and discarded the book as inadequate.
Anyway, I recently passed the sales person exam on my first try, relying entirely on my review of the BRE reference guide and glossary and the DRE regulations.

Worst Study Guide

This book did not help at all, in fact I felt less prepared by taking these tests. I had studied the reference guide (from the DRE website) using note cards and felt confident and knowledgeable. I took the practice tests in this book and failed every single one miserably. The questions are set up like trick questions to confuse you and the actual exam is nothing like that. I passed my exam, but it was absolutely no help to this book. I recommend just studying the reference guide from the DRE website and you will do just fine.

This march, 2015 for first time I took my exam and passes it! Your book was a very helpful tool that gave me a clear understand of the way that the CalBRE apply the exam. Off course most questions are not the same as in your book, but after reading and revising the whole 450 questions, you can get a great comprehension of all those matters that a salesperson must know. Although English language is not my first language (I am Spanish speaker) your explanations guide me throughout my successful examination. Thank you again!
