Roger LeRoy Miller has served on the faculty of several respected universities, including the University of Washington, Clemson University, and the University of Miami School of Law. Fantastic book

Rented for a college class of course but this book was really great! I wish I still had it to reference some business law topics that come up in conversation. I was expecting it to be extremely complicated language but it was very simple and easy to understand.

Long wait for quick disappointment

I had to wait a long time for this book to finally be available and shipped. This has been one of my favorite series and I was really excited for it to arrive. However the half hour it took me to read the book was not only short but utter disappointment. It's chaotic and disjointed. Too many outbursts from Jay and confusing conversations between a wide range of characters. It was a good buildup for the next book but not what I had anticipated.

Patti S. Spencer, Esq, is widely recognized as a preeminent estate planning attorney and is the founder and owner of Spencer Law Firm LLC (SLF) in Lancaster, PA. In her 35 years of practicing law, she has assisted both clients and other professionals with estate planning, probate, taxation, expert witness case work, and closely held business issues such as fiduciary income tax, business succession planning, and corporate tax planning. Spencer is a peer-nominated fellow of the American College of Trust and Estate Counsel (ACTEC) and has been a super lawyer for six years, placing her in the top five percent of state-wide lawyers. Spencer graduated summa cum laude from Dickinson College and received her J.D. and LL.M. in Taxation from Boston University School of Law. Highly Recommended

If you just came back from your lawyer and are having trouble understanding the difference between a living trust and a living will, this is the book for you! My dad used to tell me that you don't really understand something unless you can explain it to someone else. Patti can explain complex concepts like charitable trusts, remainder interests, and applicable exclusion amounts so that anyone can understand them. I particularly enjoyed the section on Estate Planning for the Family Business which included helpful discussions of how to plan for the business after the owner's retirement.

Highly Recommended Lifetime Guide on How to Prepare, Preserve and Protect Your Estate Matters

Patti is known for her "down to earth" conversational style and for using humor in presenting what most times is a dry and dull subject. Patti presents very valuable information and advice which will enable the reader to greatly incerease their knowledge on the subject. I started reading this with little or no knowledge regarding any of the topics...trusts, estate plans, tax strategies, etc. I feel that I now have a good, basic understanding of them. This book is accessible to all, even the non-experts, but does not talk down to the reader in any way.

I am preparing to sell my home. But it has been 20 years since I sold my last house. I really needed an updated refresher course and Nolo's "Selling Your House" fits the bill. The chapters cover all the bases from preparation to hiring an agent to pricing and marketing.
In Chapter 2, author Ilona Bray takes an in-depth look at what you need and what you should expect from your real estate agent. However Chapter 5 cut to the chase for me. In order to de-clutter, Bray advises that you should "pretend you're living in a vacation rental," presuming that people live spotless lives on vacation. Then a few pages later she acknowledges that the best way to sell your house is to move out, and leave a few pieces of furniture for the purpose of staging. Or hire a professional stager to dress up your house for showings. Otherwise selling your house is a great big pain.
Nolo's "Selling Your House" is a good way to dip your feet in the housing market without getting wet. A fine introductory book. The seller who does not want to appear clueless, will likely want to buy an additional books.

SELLING YOUR HOUSE NOLO'S ESSENTIAL GUIDE is a 241-page book by Ilona Bray, JD. The author received her JD degree in 1990 from University of Washington, and you can easily find her State Bar Number, on the relevant website.

The book has eleven chapters, with the following titles:
1. First steps, what you can do now to get ready to sell
2. Getting expert help, hiring a real estate agent, lawyer, and accountant
3. Preinspections, repairs, and improvements
4. Disclosure laws
5. Decluttering, cleaning, and staging
6. Pricing you house to sell
7. Open houses
8. Evaluating offers
9. House sale contract
10. Escrow
11. Selling without an agent

WRITING STYLE. The style is sometimes on the informal style, but that is fine with me. Fortunately, the style is never similar to the style found in the Dummies series, published by John Wiley and Sons. The Dummies series treats the readers as though they were only seven years old. However, the NOLO PRESS books do not do this sort of thing. Anyway, the readable style of SELLING YOUR HOUSE includes friendly phrases, such as, "We'll discuss all these matters . . . and stories from the real estate trenches." (page 1). In a description on one particular real estate agent, we read that, "The agent we chose . . . ended up being great to work with -- we're still friends." (page 33). Later on we read, "If you're offered your asking price, let out a cheer." (page 156). Actually, informal comments such as this occur only once in a while.

EXCERPTS FROM INFORMATION. Pages 8-18 warn about the problem of getting rid of junk and precious memoirs that have been accumulating for decades. Pages 8-18 also warn that issues, such as something small like a missing cabinet knob, or stains, should be remediated.

Pages 21 and 50-51 provide the welcome advice that if you earn less than $500,000 from the sale of your house, you are not likely to have any capital gains taxes. We learn that further information on this can be found in a publication called, "Publication 523 Selling Your Home" available from the IRS. Also, the NOLO book warns that unexpected tax consequences can occur if you used your home as a place of business.

Page 20 warns about transfer taxes, as a percent of the sale price, which "can be surprisingly high." The book (page 53) recommends getting an expert in "residential real estate sales" taxes, and to check the "Board of Accountancy" in your state, for disciplinary actions against your potential accountant.

Page 59 warns about the unfair situation where a potential BUYER hires an inspector who says that the house needs $100,000 worth of repairs, and where the house really only needed $15,000 worth of repairs. The NOLO book suggests that a way around this problem, is for the SELLER to pay for an inspection and to get an inspection report prior to putting the house on the market.

Page 118 provides guidance on the asking price. We learn about Comparative Market Analysis (CMA), that lists selling prices for houses similar to yours, and we learn that CMA information can be acquired from websites, such as homegain.com, and zillow.com. We learn that some real estate agents like to inflate the value of your house, so that they can trick the SELLER into getting them to represent the sale, even though they know that the house will never likely be sold for that much.

CONCLUSION. This is a fine introductory book. The book actually leaves out a huge number of details. For any person interested in buying or selling a house, and has the time and energy for ploughing through a more substantive book, I would suggest looking at longer books and the same topic.

Already has helped us plan out a strategy

In the late 90s we came back to the states from Korea and bought our first home, the one we are living in now. We pretty much just trusted the realtor and went with it. Fast forward to Jim getting to retire and we are putting this house on the market, and heading down to FL. Great, except we've never sold a house. The Selling your house guide has been tremendously helpful. It is not a text book for For sale by owner, although it does have a chapter on doing that.

I have learned so much reading this book, from fees, to pictures going online, how to pick my realtor, how to stage the house, what to fix to get the biggest bang and where to skip. The book touches on staging, either getting a pro, doing it yourself, or going to websites The guide gives examples and also sends one to websites, each helpful in their own way, including negative ways like bad realtor photos.

As someone preparing for the process I'm really glad I got this book a year before we plan to go on the market, because it tells the right time to sell, pricing, not letting our listing go stale, what to fix and what to leave alone. For anyone who wants to sell or move, I highly recommend this book.

A Good Overview for People Planning to Sell their Home

Nolo's Guides are well-known so I assumed this would be a decent book. Actually, I was impressed with it! It covers the basics of preparing your home for sale and takes you step by step through the usual processes of selling.

This is not a Do-It-Yourself book. The writers assume you will have professional help, whether you use a real estate agent or not. Only the final chapter is devoted to selling a house without using an agent, and even that one tells you to have a real estate lawyer and to use other professionals as needed.

There are many legalities to a real estate transaction so expert help is needed. There are also tricks of the trade to know in marketing your home, and the basics are covered here. Significant space is devoted to staging your home, something that is common today but barely known a few decades ago. Buyers have high expectations and you want to meet them.

I was glad to see home inspections described and the value of having an experienced agent at this part of the sale. Many sales fall apart when a home inspector finds problems, and these can be things that even a long-time occupant did not notice. An agent can help the buyer and seller reach a satisfactory agreement on how these shortcomings can be remedied.

This book is not deeply detailed so don't expect an encyclopedia. It's more of a overall guide on what to expect with advice on key decisions. It "comes with a website" for finding further information.

The format is easy to read, not crowded and with plenty of headings to help you find what you want. There is an index but not really references or footnotes, so I assume you are expected to go to the Nolo website for details if you need them.

Despite such books as Edwin Borchard’s 1932 classic, Convicting the Innocent - Sixty-five Actual Errors of Criminal Justice, wrongful convictions were thought in the early 20th century to be improbable or extremely rare.
In 1963, Eugene Block published The Vindicators, which, if written today, might have been named The Exonerators, to align with the current word usage. A year after Eugene Block’s book, Edward Radin published The Innocents, which he began with a discussion of “The Myth,” that “innocent people are not convicted for crimes they have not committed.”
The four Appendices of this book are lists of books relating to wrongful convictions before and after 1989.
Appendix A is a list of general books, with some articles about wrongful conviction, organized by date. Appendix B has a list of books about specific cases of exoneration organized by state and date. Appendix C has a list of books in support of claims of innocence by those convicted of crimes, also organized by state and date. Appendix D provides a short list of novels where wrongful conviction is an issue.
By December 31, 2014, twenty-five years after Gary Dotson was exonerated by the vacating of his rape conviction, the count of exonerations in the National Registry of Exonerations had risen to 1,520, including 67 in 1989.
The sad and intolerable truth is that even with the highly publicized exonerations of an ever- increasing number of people, but still fewer than 100 per year, there are many more innocent people being convicted each year than are being exonerated. As will be seen in Chapter 1, that 100 is less than one percent of the people likely to suffer wrongful convictions every year. Thus, the vast majority (99+ percent) of wrongfully convicted people either serve their sentences or die in prison.
This book presents a call-to-action to achieve two goals within five years:
1. reduce wrongful convictions in the U.S. to .1 percent.
2. reduce the percentage of wrongly convicted inmates in prison to .1 percent, by liberating thousands of wrongly convicted inmates.
The last clause of title of this book, “before the end of this decade,” comes from President John Kennedy’s setting the goal for the U.S. to land a person on the Moon by the end of the 1960s.
This book is being published in January 2015, which is only five years from the end of this decade of the 2010s, but the country now knows a lot more about the problems of wrongful convictions than the U.S. knew in 1962 about landing a person onto the Moon.
For practical purposes, the book title’s goal to “STOP” wrongful convictions is the same as “REDUCE TO .1%,” which is one in one thousand.

This story is just ok for me. I liked the blackmail theme. I didn't like how almost immediately the heroine began enjoying herself in every sexual situation. People who love a girl being blackmailed and loving everything she is forced to do will love this book. I prefer the victim to be very reluctantly submissive. A happy ending, maybe even a little revenge at the end is always nice, but the victim here is a nymphomaniac. Hopefully there is enough information here to allow you to choose based on your individual preferences. The writing is solid, and the plot is wall-to-wall sex of all kinds. My next read will be "Molly's Surrender". I'm hoping there will be more reluctance there. I'll let you know either way.

In How Policy Shapes Politics, Jeb Barnes and Thomas F. Burke find that the turn to courts, litigation, and legal rights can have powerful political consequences.

Barnes and Burke analyze the field of injury compensation in the United States, in which judicialized policies operate side-by-side with bureaucratized social insurance programs. They conclude that litigation, by dividing social interests into victims and villains, winners and losers, generates a fractious, chaotic politics in which even seeming allies-business and professional groups on one side, injured victims on the other-can become divided amongst themselves. By contrast, social insurance programs that compensate for injury bring social interests together, narrowing the scope of conflict and over time producing a more technocratic politics.

Policy does, in fact, create politics. But only by comparing the political trajectories of different types of policies -- some more court-centered, others less so -- can we understand the consequences of arguably one of the most significant developments in post-World War II government, the increasingly prominent role of courts, litigation, and legal rights in politics.

About the Author

Jeb Barnes is Associate Professor of Political Science at the University of Southern California. A former litigator and research fellow with the Robert Wood Johnson Scholars in Health Policy Program, he is the author of Overruled? Legislative Overrides, Pluralism and Contemporary Court-Congress Relations and Dust-Up: Asbestos Litigation and the Failure of Commonsense Policy Reform; the co-author with Nicholas Weller of Finding Pathways: Mixed-Method Research for Studying Causal Pathways; and the co-editor with Mark Miller of Making Policy, Making Law: An Interbranch Perspective.

Thomas F. Burke is Professor of Political Science at Wellesley College. He has been a visiting professor at Harvard and at the University of California-Berkeley, and a research fellow at the Brookings Institution and with the Robert Wood Johnson Scholars in Health Policy Program. He is the co-author with Lief Carter of Reason in Law and the author of Lawyers, Lawsuits and Legal Rights.

For almost forty years, under the watchful eye of the apartheid regime, some three thousand South Africans participated in cultural and educational exchange with the United States. Exposure to American democracy brought hope during a time when social and political change seemed unlikely. In the end the process silently triumphed over the resistance of authorities, and many of the individuals who participated in the program later participated in South Africa’s first democratic elections, in 1994, and now occupy key positions in academia, the media, parliament, and the judiciary. In Outsmarting Apartheid, Daniel Whitman, former Program Development Officer at the US Embassy in Pretoria, interviews the South Africans and Americans who administered, advanced, and benefited from government-funded exchange. The result is a detailed account of the workings and effectiveness of the US Information Agency and a demonstration of the value of “soft power” in easing democratic transition in a troubled area.

Great Ending

A fantastic conclusion to a fantastic series. This volume wraps up the story from the previous two in a satisfying way. The art and writing remain great, it's a bit more action packed than the earlier volumes, and it keep me riveted throughout.

I'd gladly read anything else the creators make next.
